How is the property tax rate calculated for vacant lots in Rainbow Neighbourhood, and what are the approximate annual taxes? Property taxes in Whistler are calculated by applying a mil rate to every $1000 of assessed value, plus flat rate utility taxes and fees for water, sewer, and solid waste services. Are there any planned future developments or infrastructure projects in Rainbow Neighbourhood that might impact the value or enjoyment of a vacant lot?
For Rise on Bear Paw Trail: These are the last available lots on this side of Bear Paw Trail in Rainbow, and they are located at higher elevations than the nearest neighbouring properties. Future development is not anticipated with the exception of one remaining single family home lot across the street and to the north of Rise on Bear Paw. Notably, even this single family home lot is not within the view corridors of the lots on Rise and it sits at a lower elevation than the build sites on Rise.
For Enclave on Ski Jump Rise: A neighbouring lot just before the turnoff to Enclave (bound by the the treed creek area bordering these lots) is slated for the development of 15 or 16 townhouses. These townhomes would have a lower elevation and the treed barrier of the creek. Additionally, there is a large 15 acre lot zoned for single family estate just to the south of Rainbow, and while not currently planned, it is conceivable that this lot could be accessed by Ski Jump Rise in the future.
